Rehabbing The Parkway Hotel
A.J. Brown recently completed the renovation of more than 200 guest rooms at the luxurious Parkway Hotel in St. Louis, MO. Built in 2003, the busy Hotel was in need of a refresh.The Hotel is located at 4550 Forest Park Avenue in the heart of St. Louis’ Central West End. The Hotel’s first class amenities and services offer a modern take on classic Midwestern hospitality, with easy access to a wide range of St. Louis attractions. The Parkway Hotel is owned by Ambassador Hospitality of Kansas City, MO.
Project Scope
The Parkway Hotel project required the renovation of all 217 of the Hotel’s guest rooms on floors two through eight. This consisted of 31 rooms per floor as well as the corridors of each floor. The Hotel’s high occupancy rate required extensive planning so that scheduling of room downtime cooperated with the Hotel’s seasonal fluctuations.
Meeting Deadlines
Room renovations were completed in separate phases, including 18-day periods for turning over 21 rooms and 11-day periods for 10 room renovations. Our team of highly-skilled craftsmen worked efficiently to consistently meet each deadline.
The renovation of each room included removing all furnishings, flooring, wall covering, and lighting. We then coordinated the installation of new, high-end materials including wall covering, paints, ceramic tile, carpet, and light fixtures. We also oversaw installation of new fixtures, equipment, and furniture. As completion of the project drew near, we were asked to also renovate administrative offices and client elevator cabs.
Embracing Challenges
Even with the extended work, we were able to complete the project on time to avoid hindering the Hotel’s seasonal influxes of occupancy. We worked alongside Yaeger Architects of Kansas City, MO to ensure their designs of contemporary elegance were brought to life with efficiency and distinction. The newly renovated rooms have received high praise from Hotel guests and staff alike. We are proud of our work on The Parkway Hotel as we are with all our projects.
